Sectors built since 1958, drains that are aging in Brossard

Brossard was incorporated in 1958 and grew mainly after the Champlain Bridge opened in 1962. The city is known for its lettered sectors: every street in a sector starts with the same letter, following a planning scheme from the 1960s. Whether your home is near Taschereau Boulevard, Quartier DIX30 or in the heart of a residential sector, the same questions apply: when was it built, and has its drain ever been redone?
CAA-Québec gives about 40 years as a drain’s normal lifespan. A house built before 1986 whose original drain was never replaced has therefore outlived it. A drain at the end of its life can show up as water in the basement after heavy rain or at snowmelt, but only an inspection, often with a camera, tells you whether to clear it, repair one section or replace it.
Marco Réparation de Fondation works in Brossard on foundation crack repair by polyurethane or epoxy injection, French drain cleaning, repair and replacement, interior drain installation, waterproofing membranes and excavation around the foundation. Marco comes in person for every estimate and every job site inspection. RBQ license No. 5775-3246-01. What the City of Brossard requires for your home’s drainage

These rules come from the City’s zoning bylaw REG-485, summarized in its residential drainage leaflet (December 2024, in French), published for information only. They do not replace the official bylaw: confirm your case with the City before excavating.

  • A French drain must completely surround any building with a basement, and its invert must be level with the underside of the footing (article 78).
  • Every downspout must discharge at least 900 mm (about 3 ft) from the foundation wall (article 73). CAA-Québec recommends bringing the water 2 m (about 6.5 ft) away.
  • A roof that overhangs a basement window well must have a gutter that keeps it from dripping into the well (article 74).
  • In the sectors covered by article 51 of the bylaw, the French drain must connect to a retention pit fitted with a submersible pump of at least 1/3 HP (articles 79 and 82).
  • Water discharged by the pump may not go onto the driveway, a parking space or directly to the street: it must be spread over the ground toward the street or sent to a catch basin located on your property (article 85).
  • Every retention pit must be covered with a working lid (article 88).

Questions about drainage and excavation in Brossard

Do I need a French drain for a house with a basement in Brossard?

Yes. The City’s zoning bylaw requires a building with a basement to have a French drain that completely surrounds it, with its invert level with the underside of the footing. For new construction, the APCHQ performance guide adds that the drain must meet the code in force and prevent any water from getting into the basement.

How far from the foundation wall must my roof water discharge in Brossard?

The bylaw requires at least 900 mm (about 3 ft) between the downspout’s discharge point and the foundation wall. CAA-Québec recommends 2 m (about 6.5 ft), which is the safer choice. A roof that overhangs a window well must also have a gutter that keeps it from dripping into the well.

Where can I discharge my sump pump water in Brossard?

Not on the driveway, in a parking space or straight to the street. The bylaw asks you to spread it over the ground toward the street or send it to a catch basin located entirely on your property, and to extend the pipe toward an impermeable surface or a crushed-stone basin so the water does not flow back to the drain. Check your case with the City.

My Brossard home’s French drain is over 40 years old: does everything need to be redone?

Not necessarily. CAA-Québec describes three levels of work: hydro-jet unclogging, repair of an obstructed section or full replacement, and suggests a camera diagnosis before deciding. When excavating outside is difficult or impossible, an interior drain with a pump can be considered.
